Yes, we have 12 different PoDHoMEs to choose from.

Do you do custom sizes and additions?

Our PoDHoME designs can be adapted to best suit your needs and inspirations.

FINANCING:

Do you offer financing?

Yes, we offer financing up to R 1 500 000.

Will my insurance cover this form or type of building?

Yes.

Can I get a mortgage or bond for a modular building?

Yes, you can get a bond for your house, land, or both.  Land or both options are financed over 20 years. Mobile PoDHoMEs are typically 2 to 5-year terms.

What factors influence the overall cost of a modular home?

We offer practical designs that are a range of standard designs in different configurations. Expansions, additions, location, delivery, and finishes influence the final price.

Are there any hidden costs or fees associated with modular home construction?

No. After the sign-on fee, we visit the site to check for all probable or common challenges and deal with them before we start the build process.

Does it come complete and ready to use?

Yes, the PoDHoME is built and delivered ready-to-use.

Is it solar-powered / off-grid?

Solar power is a common option, but heating and cooking is standard LPG gas.

Where are you located?

We are based in Rayton, Pretoria East.

Do you deliver?

Yes, we deliver anywhere in South Africa and throughout Africa.

Is there any warranty or guarantee?

Yes, we have a 5-year warranty on our workmanship.

Can I customize the floor plan and design of a modular home?

Yes. We have an in-house architect to guide you through the process.

Can modular homes be built with unique architectural styles?

Yes – this is the beauty of modular buildings – the design and the builds are flexible.

What happens if there are issues or defects after the home is built?

Our warranty covers you as the client for the first 5-years

Is there ongoing support or maintenance available?

Yes, our PoDHoMEs are also designed using maintenance-free elements.

Do you need a foundation to build?

No traditional foundation is necessary. We install steel pins with concrete, 300mm deep, to secure the build and not scar the landscape.

Are modular homes more environmentally friendly than traditional homes?

Without a doubt – as regional supplies become more available we adapt our building elements to suit.

How do modular homes reduce waste and energy consumption?

Technology and techniques used in modular buildings are more efficient and provide improved protection against the elements.

Can modular homes be built with sustainable materials and practices?

Certainly, all the materials can be recycled or re-used for new projects, and are easy to renew.

TECHNICAL:

What is the energy efficiency of modular homes?

The R-value of the wall and roof insulation is 2.71 m2.K/W.

Are your homes eco-friendly?

Yes.

Can your homes withstand natural disasters?

Yes – with wind speeds up to 145 km per hour, but they do not float.

Can it be built on any lot or stand?

As we build on steel pins cemented in the ground, the ground surface may be sandy, rocky, and uneven – as no independent ground works are required.

What permits and approvals are needed?

We adhere to the local municipality guidelines for building and have found that there are small differences from area to area.

What is the lifespan of a modular building compared to traditional homes?

Having been in the industry for 41 years, we still have buildings standing today.

Are there limitations on the size or complexity of a modular home?

In practicality yes, 4 storey modular PoDHoMEs are not what we do.

What are the site requirements for a modular home?

The actual requirements are very few.  The ground dent must be level, and the services such as water, sewage, and electricity (if not solar power) can be installed from 200 m + away.

Material:

What type of material do you use for framing?

There are two types of steel framing.  Galvanized for coastal installations, or compounded etched primer for inland installations.

What material is used for the walls?

The walls and roof are insulated steel panels, designed to interlock for the building of the PoDHoMEs.

What is a sandwich panel?

A sandwich panel is contrasted using two sheets of metal, with polyurethane insulation in the core, pressed with a 6-ton press, and powder-coated.

What type of insulation is used?

We use a world-renowned process of polyurethane injection.

How thick are the walls?

The walls and roof panels have a thickness ranging from 50 to 80 mm.

Does it come with electrical and plumbing COC?

Yes.

How durable are modular buildings?

Considering the weight of an average PoDHoME is 1.8 tons, the durability comes from its rugged and interlocking design.

Building Process:

How long does it take to build?

The production lead time is 4 to 6 weeks.

Can I be involved with the building process?

Yes, Your opinion is definitely encouraged.

Do you provide a detailed 3D design before the building starts?

Certainly! The sign-on fee includes 3D drawings and renditions.

Can I add custom features now or later?

Best to consider the design before starting the building process, as making changes later may result in additional costs.

How much flexibility do I have in choosing finishes and materials?

The materials used in the builds are relatively fixed, but you have flexibility in choosing the finishes.
